Understanding Property Chains

A property chain is a series of property sales, each of which are reliant on each other transacting. Normally the transactions all need to complete on the same day.

Vendor 1, sells his or her house to buyer 1 (vendor 2).
Vendor 2 sells his or her house to buyer 2 (vendor 3).

Death – someone in the chain may die. This may seem extreme, but it does happen from time to time, in which case the property will go into probate, which may then take many months before it is available to complete.

Health issues – if someone is diagnosed with a serious illness, their circumstances may mean that they no longer wish to move house.

Change of circumstances – Is one of the parties is to lose their job, or alternatively have a family emergency in another country this can lead to a withdrawal either as a vendor or as a buyer.

Gazumped – someone in the chain may be outbid on a property, meaning that they no longer have a property to buy.
